Unlike a standard residential or Buy To Let mortgage, portfolio loans can be arranged on large HMOs of 10 units or more, and on MUFBs. There is no restriction on the percentage of units in a single block or development.

Terms from 5 years up to 30 years available

Most loans have terms of between 10 and 20 years but lenders will consider shorter or longer terms based on the type of portfolio.

Affordability of the loan is based on rental income

Each lender uses interest cover ratios or debt servicing calculations to confirm the loan will be affordable.

Loans are usually arranged on an Interest Only basis

Most lenders offer interest only on portfolio finance as this reduces the required monthly payments and increases the income generated by the portfolio.

Fixed rates

Unlike shorter term finance and most commercial mortgages, fixed rates are widely available on portfolio loans.

Fees are generally lower than shorter term finance

Lenders usually charge arrangement fees of 1-2%, and interest rates are also lower than on bridging loans or development finance.
